FROM THE TRENCHESThings continue to look up, perhaps due to the incredible exposure that the Todos Santos area has received since the New Year, in the form of magazine (Sunset) and newspaper articles (LA Times, New York Times, SF Chronicle) - they are also linked on our website. They really brought out what a fantastic, quiet little place this is and will be for some time to come. I believe that this publicity has helped spark the latest real estate push and steady flow of interest in the area. This was truly recognizable in the amount of tourists that visited this past season. This was the busiest rental season in quite some time, if not ever. The month of May saw four houses go under contract and several lots. June seems to be holding steady as well with multiple properties and two houses under contract. There is still a large inventory to choose from and a lot of bargains out there. I believe it is a very good time to buy and find a great deal. |
ECO EXPERIENCEThe experience of purchasing a finished house here is different than most people think. One of the great things about purchasing along the magical Tropic of Cancer is that there seems to be a conscientious effort to plan and build in an eco-friendly way. If you are not “on the grid”, which is common here, it is no problem to have an alternative energy system such as solar. Water is most often a self sufficient relationship where there is either municipal water, communal well water or both. Also each house usually has its own septic system from which a lot of people recycle for their plants. There are some real progressive ideas going on with regards to eco-friendly and -aware houses. Below is an excellent example of one of our many eco-friendly listings -- a beachfront house that covers many aspects of green construction and infrastructure. |

UNDER CONSTRUCTIONDespite what most people are calling a worldwide economic crisis, there still is quite a bit of construction going on down here. Builders are starting to get busy again. Presumably they’ve dropped their prices and people recognized that it is a good time to build. Amazingly, it is not just people building their vacation or primary homes, but there are still a lot of spec homes going up. This lends credence to our market place. Keep in mind that there are no construction loans available down here and very limited home financing opportunities. Most people own their houses outright. One factor in determining the success of a local economy and the real estate market has always been the amount of construction underway. This is a great indicator for us, as it not only shows that people are spending money and creating work, but it also shows the confidence level in our ever growing real estate market. |
EVENTS AND COMMUNITYThere are always events and happenings in Todos Santos. A beautiful new boutique hotel, Guaycura, has opened downtown. Suki’s Restaurant re-opened to many loyal customers this season with charming renovations. And then much to our chagrin, they’ve closed for the summer months after a fabulous wine tasting season finale. Popular pizza joint, Buena Vida has moved from next door to their new location on Hidalgo right off of Militar. Todos Santos seems to be getting sweeter as well with the new pastry shop, Suspiros, next to Buena Vida, making delicious homemade cakes and pastries. There is also a new ice cream shop on the main drag into to town called Happy Cream. Local events continue to be quite successful. The annual Chile Festival in Pescadero has grown in size -- both the distributors and attendees. The third annual Mango Festival is coming up this month, in the park by the Fire Station. |
AND CHECK THIS OUTI would like to share with you a property in Todos Santos called “On A Clear Day”. In my opinion, this is a great location and one of the best priced properties currently on the market. It is a little less than a 1.5 acres and is priced below market at $18/per m2, with owner financing available. |

All in all, there’s still a great vibe in Todos Santos and the future looks real bright. With seventy million baby boomers in search of a place to retire, and their money not going as far as they thought that it might have, Todos Santos remains a great real estate option. Ease and quality of life here continue to improve. Do not forget about that beautiful property you already have, as it will grow in value if you treat it well. Also remember the property that you were interested in buying, as there is no time like the present. See you soon. Rich Friend
