Villa en la Rocas is a stunning beachfront estate on the exclusive Gavilon Beach of El Pescadero. Steps to the sandy beach, Villa Rocas is your dream getaway for entertaining or intimate family gatherings. An exquisitely decorated 4-bedroom home with en- suites and private balconies, featuring a gourmet kitchen with entertainers island and top-rated appliances, a game room with billiard table, 2 fireplaces, 3 bars, and your very own grand piano in an open-concept, vaulted-ceiling style entrance that welcomes you with its floating staircase - where water flows from the indoor fountain over split-level falls to a lazy river. Entrance / Grand Hall - Vaulted ceilings, fountain pool and indoor canal. The open concept grand hall with vaulted ceilings offers your first dramatic view from the custom hardwood front door - over the beautiful acid-washed concrete flooring, down the split-level cascading indoor river and out through the wall of sliding glass, just beyond the expansive pool terrace - the Pacific Ocean welcomes you with waves crashing on rock.
Master Suite - The Master Suite is furnished with a king bed and features it’s own private outdoor shower garden. With a separated doored in toilet area and walk-in closet, the center piece of the large 4-piece en-suite is the soaking tub. The washroom also features “his and hers” custom stone sinks in front of a wall of mirror. Designed around the large fireplace, our Master Suite opens to the Pacific Ocean through floor to ceiling sliding glass, where a semi-private outdoor lounge welcomes guests to an over-sized couch and chair set. The Master also opens to its own private office.
El Corizon Suite - Our 2nd Floor Master is the stuff of dreams. Art-adorned walls surround a double-stuffed King size bed, with ocean views through floor to ceiling windows. El Corizon is furnished with a lounge area for viewing the Pacific Ocean, a large 3-piece en-suite, and a desk area to finish that novel you’ve been writing. Your own private balcony with designer furniture allow space for intimate gatherings, perhaps breakfast or sunset cocktails.
Tortuga Suite - A favorite room with cherry wood and tobacco accents, the Tortuga Suite features a private balcony with Artisan leather chairs through floor to ceiling sliding doors. A luxurious Queen bed and 3-piece en-suite complete the vision.
Starfish Suite - The bunkhouse with 3-piece en-suite and private balcony. Three heavy, dark-wood bunks sleeps 6 people. One bunk features a full double bed. The perfect place to stow the kids with nanny, or your security detail.
Enter the Plaza, where an expansive terrace surrounded by low walls, gardens and palm trees, is a place of sun-worship, yoga or meditation. Deck loungers with umbrellas are the perfect place to lay away the days where the infinity pool meets the Pacific. The infinity pool stretches out across your horizon, large enough for morning exercise laps, but serene enough to float around on over-sized beanbags. Refresh yourself at the swim up pool bar. Up the steps to your heated Jacuzzi allows guests to relax, while taking in the sights - whether it be sea birds and whales breaching during the day, or an infinity of stars at night. Similar views can be had while enjoying a glass of wine with the company of friends at your very own ocean- side fire pit. A circle enclosure provides an intimate space with cozy cushions and a roaring propane controlled fire. The Terrace is mere steps to the beach, where guests can be one with the surrounding nature. And when you’re done with the sand, wash it off in the outdoor shower room and return to the comfort of Villa Rocas.
Rooftop Terrace and Bar - An inspiring place to entertain, the bar is full service with mini-fridge and sink for making cocktails and serving apps. Whether one is at the bar, one of 4 floating tables, or the built-in edge-top seating, enjoy 360 degree views of the area. See the neighborhood from this unique perspective - watch whales and sea-life, or gaze at the Sierra de la Laguna mountain range or Milky Way when the stars come out - ocean breezes make the rooftop terrace a singular experience with enough room to host a DJ or musical act and dance the night away.
Kitchen - An Entertainers Kitchen with massive granite countertops and state of the art appliances. The first of Villa Rocas 3 bars allows guest to be part of the food prep experience, as you or our guest chef prepare epic meals from fresh Baja ingredients and herbs from the Villas private garden. The second bar also faces the kitchen and seats an extra 5 guests on stools! A walk-in pantry for dried goods can be stocked by the Villas’ private shoppers, or self-stocked from a number of local grocery stores and organic fruit and vegetable markets.
Bar / Living Room Lounge - The open concept of the main floor of Villa Rocas continues from the Grand Hall through the Dining and Kitchen areas into the living room, indoor bar and lounge. Designed around the large central fireplace, a large U-sofa can accommodate a whole party, with the rest of your crew on designer stools at the tiled bar, it’s the perfect spot to catch the game on Super Bowl Sunday.
Sliding glass doors connect to the outdoor east lounge, where guests can enjoy a cigar while being captivated by views of nearby Sierra de la Laguna mountain range.

Pet Policy: We have also implemented a pet policy that all animals accompanying guests to Villa Rocas be pre-approved prior to booking. We require a photo of the dog as well as information such as age, breed and weight of the dog prior to booking. Please see attached.
Payments: At Villa Rocas, we require a down payment of 50% + the deposit for any and all bookings to be made the day of the booking. This is to ensure the client their booking is confirmed as well as giving the Turner’s comfort knowing the house is booked for those specific dates. This also helps us to prepare the Villa for the guests in a timely fashion. Villa Rocas also expects the 2nd half of the payment made no less than 60 days prior to that guests arrival. Failure to do so will automatically cancel the booking with all monies forfeited to date.
Please note that the $1000 USD deposit is fully refundable once the Villa has been evaluated after the guests have vacated the premises by the Villa Directors. If there are no problems with the Villa upon departure, the deposit will be refunded within 10 days from the checkout date. This may take longer depending on the client’s bank.
At Villa Rocas, we strive to give each guest a customized and unique experience as well as a flawless transaction process they can feel confident in so we ask that these policies be acknowledged and honored. Please do not make any changes to documents sent to you regarding Villa Rocas, if we find that changes have been made, the reservation will be declined & all monies paid to date will be forfeited.
CHECK-IN/CHECK -OUT PROCEDURE
- 1. Check-In. Check-in time is 3 PM on the day Vacationer’s scheduled reservation begins.
No early check-ins without prior consent of Owners or Villa Director.
- 2. Check-Out. Check-out time is 12 PM on the day Vacationer’s scheduled reservation ends. Any delay in check-out, without prior consent of Owners shall result in Vacationers being charged additional monies.
If you need to cancel for any reason after receipt of your reservation, your rental fees cannot be refunded, unless the vacation rental is re-rented for the same time period. If the vacation rental is re-rented, you will receive monies paid less an administration fee of one night’s rental equivalent to the booked reservation rate.
USE & ENJOYMENT OF VILLA & PREMISES
Use of Premises. Vacationers will comply with all local laws, ordinances and community rules regarding the use of the premises. Vacationers will comply with all owner’s set rules as follows:
(Failure to adhere to these rules will be considered sufficient cause for immediate termination of your stay and all monies paid will be forfeited.)
Parking. Parking is limited to 4 vehicle(s) unless events such as weddings or birthdays are approved.
Vehicles are to be parked in designated parking areas only. All vehicles are the sole responsibility of the vehicle renter or owner. Vehicles are NOT permitted on the beach.
Occupancy. At no time, shall the occupancy of the vacation rental exceed 250 persons.
Quiet Enjoyment. Vacationers shall be entitled to the quiet enjoyment of the rental Villa. Any disturbance resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all monies paid forfeited.
Garbage. Any garbage must be stowed in the proper garbage or recycling bodega, located at the road- side of the house. Our trash lady comes every Monday in the morning so please make sure all trash is stowed away by then.
Hot Tub: No children under the age of 10 are permitted in the hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with using this facility.
Smoking. Smoking is only allowed outside. Please dispose of byproducts in the designated trash containers.
Alcohol. Alcohol is permitted on the premises. Please use plastic cups when by the pool, hot tub and ocean. Please do not drive under the influence of alcohol, especially if using the property’s vehicles.
Pets Policy. Pets are allowed in the unit as long as owner(s) has/have approved prior to booking. A pet security deposit will be applied prior to booking.
Description of animals: medium sized mixed breed.
Furnishings. The units are furnished by the Owner. All units are equipped for light housekeeping.
Please keep all furnishings in upstanding order.
Use of Grills. Grilling is permitted. Grill should be used in the designated area.
Locked Areas. Vacationers may not be provided a key for Owner’s personal storage spaces. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Vacationer’s will be liable for any damage and/or missing items.
Security Deposit. A security deposit of $ 2,000.00 must be deposited with the Villa Owner upon booking reservation. The deposit covers any damages to the rental property and its furnishings caused by Vacationers and their guests during their stay. Owner may use all or part of the security deposit to repair any damage caused by the Vacationers. Should the damage amount exceed the amount of the deposit, the Vacationer remains liable for the balance.
Key Charge. A $25 USD fee will be charged to Vacationers for failure to return any and all Rental Property related keys.These charges shall be deducted from the security deposit.
Cleaning. Rental property should be left in the same condition as originally found. Any undue or unreasonable cleaning necessary as a result of the vacationer’s stay will result in a cleaning charge assessment of $50 USD per hour, with a one (1) hour service minimum. If you would like “turn down service” please contact the Villa Director to arrange this service.
Fire Pit. Please do not throw any paper or other combustible materials in the fire pit. Please keep the key away from children at all times and ensure that the gas is turned all the way off when leaving the fire pit. Never leave a fire burning unattended.
Water and Septic. The Villa has all of its water filtered & trucked in as well as regular septic systems. Please DO NOT FLUSH anything other than toilet paper down the toilet including makeup remover towels & feminine products. If a septic truck is called in, you will be charged the amount billed for their service.
Hurricane Season. Hurricane season starts July and goes through to October. Please note that any reservations made during this period will not be refunded in case of a tropical storm or hurricane UNLESS the Vacationer is asked to Mandatory Evacuate the premises. The Vacationer will receive monies back for the nights they missed due to natural disaster evacuations.
Owner attempts to properly maintain the vacation rental. The vacationer agrees to immediately notify the Owner or Villa Director of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as pool, hot tubs, television, etc. No refunds will be given for occurrences beyond the owner’s control. Owner shall not be held liable for any injuries that may occur to Vacationers or their guests as a result of the acts of said Vacationers and guests. Owner is not responsible for any theft or damage to vacationer’s belongings during their stay at the vacation rental Villa Rocas.
